Strathmore & Wheatland County Housing Market – What’s Up?

It’s been an interesting few months in Strathmore and across Wheatland County, hasn’t it?
The sun’s sticking around a little longer, the fields are starting to wake up, and the housing market? Still active—but far from the chaos we’ve seen in recent years. Let’s break it down without the jargon.

What’s Going On Out There?

According to the latest CREB stats for July 2025, the benchmark price for a home in Wheatland County is $458,500—up 3% from this time last year. That’s a sign of steady, confident growth in our local market.

We saw 46 sales in July, which is down about 15% year-over-year, while new listings increased by 11% to 59. Inventory is sitting at 145 properties, a jump of 56% from last year—giving buyers more to choose from than we’ve seen in a while.

Detached homes in neighbourhoods like Hillview, Cambridge Glen, and Wildflower continue to be hot spots, while acreages throughout Wheatland County remain a big draw for buyers wanting more land, more privacy, and that slower pace of life.

New Listings, New Possibilities

With a sales-to-new-listings ratio of 77.97%, we’re in what’s considered a more balanced market, but the increased inventory is creating more breathing room for buyers. Well-priced, move-in ready homes are still getting attention quickly, but buyers now have more options to explore before making an offer.

What About New Builds?

New construction is still an exciting option. Communities like Lakewood, Wildflower & The Ranch in Strathmore and Lakes of Muirfield in Lyalta are offering modern layouts, & customization options. These are attracting both local movers and people relocating from bigger cities looking for a better lifestyle balance.

So, What Does This Mean for You?

If you’re selling, you still have the advantage—especially with prices holding strong and more buyers actively looking. But with inventory climbing, presentation and pricing are key to standing out.

If you’re buying, now might be your window to find the right property without feeling rushed. More choice, slightly longer days on market (average 46 days, up 24% from last year), and motivated sellers mean there are opportunities out there.
